All drawings are produced on the latest Computer aided design technology, giving you the guarantee of quality technical drawings at a competitive price . EasyPlan Architectural takes great care in producing drawings which clearly represent your proposals . We then submit these to the local authority and liaise with the Planning Department on your behalf.
All fees are fully inclusive with no hidden or extra charges. The transparent fixed fee policy ensures that you can easily manage your budget. All Easy Architectural services are clearly outlined before we begin so that you know exactly what you will receive. All other expenses such as local authority fees or structural engineer’s fees will also be explained to you during the initial consultation and shown on your schedule of fees.
Step 1 - Free consultation
We provide a free of charge, no obligation, initial consultation usually by you simply giving us your address and an outline of the type of improvements you wish to make. We will then take a look at your home and surrounding properties online and give you our thought on planning matters, the type of application that will be necessary etc. If you wish we can then arrange to call at your home to discuss your ideas further, offer design suggestions and explain the processes, timescales and associated costs involved
At the initial meeting we will also explore your Permitted Development rights and advise whether to submit a Lawful Development Certificate or a Planning Permission application. Once we have gathered all the relevant information a detailed quotation will be sent to you.
Step 2. Measured Survey -
Produce Architectural Drawings
For all types of extensions and conversions you will need an accurate set of architectural plans showing both the existing property and the proposed extension/ conversion. If you decide to proceed the first step is for us to conduct an electronic measured survey of the property both inside and out which allows us to then produce a proposed design scheme ( usually within 10-14 days).
Based on your feedback we will then amend the drawing as requested.
Step 3 - Plans submitted
Once you have approved the plans we will complete all the necessary paperwork and submit everything electronically to your local council planning department. Once submitted the application goes through a verification process and once verified the local authority have 8 weeks in which to give a decision. During this period we will liaise with the planners to ensure everything is progressing satisfactorily, sometimes just by talking to the planning office and ascertaining whether a small change on the plans is required, an application which may otherwise have failed can gain approval .
Step 4. Building Regulations
Once planning has been approved, building regulations drawings and specifications can be produced for submission to building control. This also includes any structural elements for which structural calculations, or a SAP assessment may be required.
Other Matters
Once we have secured both planning and building regulations approval other matters including party wall agreements and Severn Trent build over agreements may require putting in place and we can advise you on these matters.
